Property Management Program

With our property management program, we treat your property like our own. When you choose tenant placement, once the lease has been executed we step out and you must step in. With our property management services, we stay involved throughout the life of our agreement.

Our Services Include:

Finding a Tenant

  • Professional photographs taken to show the property to its best advantage

  • The rental listing is advertised in the Multiple Listing Service (MLS). This feeds to Realtor.com, Hotpads, Trulia, Zillow and more.

  • The property will be shown only by agents licensed by the state of Florida. We do not just hand a prospect a key and tell them to bring it back when they’re done!)

  • We require verifiable employment or source of income to pay the rent, verifiable rental or ownership history and credit of 600 or higher.

  • We run a background check (at a $100 charge to the applicant) on anyone over 18.

  • When we have a good prospect, we share the information with you and we act accordingly by offering a lease while abiding by Fair Housing Regulations

  • Our leases are prepared by the Heist law firm and the firm provides legal assistance if needed. There is a $50 lease preparation fee which is charged to you, the owner.

  • Prior to the move-in, we take a video walk-through to document the condition of the property. You would be provided with a link to that video.

Management Duties

  • Collect rent from tenants.

  • Handle the day-to-day issues that may arise including communicating with tenants, dispatching service people, follow up on repairs, and paying for services. Service invoices are deducted from rent disbursements

  • Disbursements are sent to owners after the tenant’s rent check clears the bank and expenses and commissions have been deducted—usually by the 9th or 10th of the month.

  •  With each disbursement you will be provided with a worksheet which shows year-to-date income, expenses and owner disbursements.

  •  We offer two choices for disbursement of rent received: You may choose to have your funds deposited directly in to your account or request a check to be mailed to you.

  • Post notices when needed

  • Perform periodic walkthroughs and drive-bys to make sure the property is being well maintained.

  • Reach out to tenants before the expiration of the lease to find out their intentions.

  • Perform a move-out inspection and ensure no damage to the property  before disbursement of security deposit

  • At the end of the year, you will be provided with a 1099 for tax purposes.
