Both programs will advertise your property. The goal for you (or someone you hire) will be to find a good tenant as quickly as possible. Background checks and employment verification will be run and a lease will be drawn up and executed. Upon move in, a check-in process will be run and the tenant will move in.

Here is where the differences come in. Once the deposit and move-in costs have been collected and the lease agreement signed, if you opt for tenant placement management is turned back over to you. Be prepared for the following:

  • late night/weekend phone calls about broken appliances, A/C units, etc.

  • finding reliable repair companies to go out to the property

  • coordinating with the company and the tenant or having to meet the repair company yourself

  • coordinating payment

  • collecting rent

  • tracking down late rent

  • knowing and abiding by the ever-changing laws

  • hanging notices

  • and much more!
